Sarah recently acquired a small multi-family apartment building in Central Vermont. She has a strong desire to improve the lives of those in the city in which she lives by providing safe and affordable housing options. But this project was no turn-key solution.
One of the units was currently occupied. 2 of the units were in the middle of a gut rehab. One of the units had known structural deficiencies. Another had moisture damage from a long unnoticed roof leak.
It was overwhelming. She was looking for guidance on where to start, what needed to be addressed and what was actually ok as-is.
Sarah contacted Mass Timber Advisors seeking a structural evaluation of the existing building. She wasn't sure what to expect with the entire process: what exactly does an engineer do? How soon could we help? How much does this cost?
By providing fixed fee services, an initial outline of next steps and deliverables and scheduling the initial site visit all within the first 15 minute phone call, Sarah was starting to feel better.
Within 4 working days, we met her at the site, walked through the entire structure, gathered data on existing conditions, performed a structural analysis of existing conditions, supplied a report of findings and accompanying reinforcing drawings, details and material specifications, and spoke with her contractor to provide clarifications and answers. She was able to use this detailed information to quickly obtain quotes from contractors for the work to be done.
What started as an overwhelming project was turned around into a clear path forward in less than one week.
Sarah is now on her journey to providing safe and affordable housing in her community. Improving what was a run-down building. Improving the neighborhood. And improving the lives of the soon-to-be tenants.
Yes, the rehab work still needed to be done. But often it's not the work that is difficult, it's the lack of vision and clarity that are.
Joseph is a motivated real estate developer. Although he has long been very successful in his role of brokering the sale of residential and commercial property throughout upstate New York, he wanted more. Wanted to build something.
He saw the need for more housing in his community, paired with an available plot of land at a prime corner location in his city.
He had big goals for the project: Passive house performance. Top of the market amenities. And a big market differentiator: the desire to use mass timber.
He also had real and specific budget constraints.
Was facing zoning challenges.
And he had never used mass timber before.
Sure he could reach out to a mass timber supplier, but with what information to share? Limited project data would inevitably lead to vague cost numbers, likely with contingencies built in.
He needed cost certainty, and if this 6-story apartment building was to have a chance of being mass timber, he needed it fast.
Working with Joseph and his architect, Mass Timber Advisors provided preliminary structural design of the entire mass timber super structure, factoring in unique conditions such as snow drifting loads and column transfers at parking levels. We worked with his team to analyze optimal solutions for local code approvals. Provided the local jurisdiction with information to answer questions and ease concerns. Studied different framing scenarios and grid systems to hit a sweet spot of 10 ft floor to floor, spacious unit sizes and maximum timber ceiling, beam and column exposure in each unit.
Using the developed design schemes, we procured 3 detailed cost estimates from mass timber suppliers.
And most importantly, we arrived at cost certainty. In a matter of a few weeks.
The budget numbers are aligning and we are now in the process of working with the local EoR on the final structural design.
Through persistence and working with the right team, Joseph went from ambitious dreamer to mass timber developer.
